Residential Staging

This loft is located in Logan Circle in Washington DC. The building and unit featured rough design elements that made it difficult to sell. The kitchen had a concrete pillar with bar attached, the second bedroom wasn't fully enclosed, and the room was a large open space with no clear definition of each space. I used cohesive furniture pieces to match the loft features found in the huge picture windows. I used a leather sofa and leather and steel arm chairs with contrasting touches of bold colors. Heavy metal side table and black cane chairs. I was inspired by the gorgeous fall colors beaming through the windows from the outside. Using this as the "art" for the room I placed the sofa under the main window and console across from it. I used rugs for both the living and dining areas to help better define each space. The curves in the cane chairs and contrast of the black and brown furniture pieces really helped to highlight the gorgeous view from the unit. After sitting on the market for several months I was asked to stage this property in November 2022. An offer was made less than 28 days later and Sold January 2023.

This open floor plan layout was a little bit challenging when it came to furniture for the space.  I think It is important to create "moments" with in a large open space to help each feel more cozy and relaxing. The dining was placed in the window alcove at the front entry creating additional space for someone working from home.  The living room is nestled into the nook following through into the breakfast bar and kitchen with peninsula.   Using the contrast of the black stools helps to create another defined separation of the kitchen and living room spaces. The blue and grey colors offer an airy feel keeping it bright and light so as not to feel overloaded with furniture.
